Maintenance Services

The service will be delivered on a 24 hrs x 7days a week by a monitoring and reactive team of dedicated MEP technicians under the supervision of an on-site MEP Supervisor.

Methodology

Our operation and maintenance service people work with you to assess your facility’s current MEP systems and maintenance requirements. Then, we continuously monitor our performance to ensure that we meet those requirements, while keeping your facility operating smoothly and reliably all the time.

The following services will be delivered:

Planned Preventive Maintenance (PPM):

Maintenance tasks carried out to services in planned manner to ensure optimum performance and information recording for building assets. The PPM will be carried out within the scope of works to be agreed for the respective assets as per equipment manufacturer recommendations and working procedures.

Regular Condition Monitoring:

Routine PPM and condition monitoring of MEP assets, by documenting visual functionality checks conducted daily.

Breakdown Maintenance:

Emergency and immediate attention to MEP installations to resolve faults, make safe, minimize further damage and arrange with the Client representative’s remedial works for correct functioning of the above installations.

Trouble / Fault Resolution:

Resolution of trouble/faults to suit operational constraints

Call out Service:

It is our intention to provide full call out response during the operating hours of the customer facility. We anticipate that our help desk request will immediately assign our technical staff to attend our customer calls, with the assigned time frame.

The technician will be responsible to deliver weekly functionality checks, monitoring and PPM maintenance as required ensuring the optimum operation and maintenance services for Client including but not limited to the following:

  • Capacitor Banks
  • Electric Water Heaters
  • ELDB
  • Main Distribution Boards
  • Sub Main Distribution Boards
  • All lighting systems and equipment.
  • All small power and socket outlets
  • All related cables and protections
  • Diesel Generator (inspection & testing)

 Scope of Services

The services will cover but not limited to the following:

  • Monitoring electrical systems normal operations
  • Response for any Electrical systems supply restoration as and when required
  • PPM for all electrical related systems within the scope of work to be agreed
  • Carry out remedial / repair works for correct functioning of electrical related systems installations
  • Predictive maintenance for all electrical related systems
  • Reliability centred maintenance for all electrical related systems
  • Spare parts (Verify availability, utilisations & records)
  • Energy consumption audits as required
  • Energy metering handling with related authorities
  • Asset register and any related life cycle cost analysis
  • Total coordination with all other related parties

Mechanical Maintenance

The technician will be responsible to deliver weekly functionality checks, monitoring and PPM maintenance as required ensuring the optimum operation and maintenance services for Client’s A/C system including but not limited to the following:

  • Air conditioning units
  • FAHUs  
  • FCUs
  • Stair Pressurization Fans
  • Extract Fans
  • Pumps
  • Split AC

Service Delivery

We would like to agree on partnership objectives with your nominated representative i.e., our day-to-day Client.

Focus will be on ensuring that any “business critical” elements of our operations are actively measured.
